Scope of Work

Oman Investment Authority Headquarters is a significant commercial building project in Muscat, Oman. The project involves the construction of the main building, as well as the installation of various facilities and services. These include security rooms, a pump room, generator room, electrical panel room, substation, grey water tank, holding tank and a data centre. A solar system is also part of the project and is important in the design of the building. The development has been designed towards the aim of obtaining a Gold LEED certificate. The project includes 244 shaded car park spaces for users of the building. There are technical rooms and facilities supporting the main building. The generator room meets the power requirements of the building, the electrical room and substation belong to the building's electrical system. The project also includes a data centre. It's a critical feature in a contemporary workplace setting, as numerous business operations depend on technology and datasets. The grey water grey water holding tanks are also part of the project, providing for water management.

Our Role

Despite the multitude of different aspects to this project, Daan Shaaban monitored the expenditure of all of these elements, ranging from the data centre to the solar panels and car park, ensuring that the project stayed within budget. Clear contracts were established for each specialist task and we maintained close oversight of the process to ensure that all parts of the building that required an environmental assessment were up to the required Gold LEED standards.

Result

The Oman Investment Authority Headquarters unites the main office buildings, technical facilities, parking, services and environmental features in a single project. Overall it is a well laid out commercial development. The project also emphasizes on the design of a modern headquarters with the necessary facilities for the daily operation of the building, as well as sustainable development and efficient building design.
